General terms and conditions of rental and booking
Registration and booking confirmation
The contract is based exclusively on the information, descriptions and conditions that are valid for the travel period on the day of booking. The landlord is not a tour operator, so the travel law does not apply. Special requests will be fulfilled as far as possible, but require consultation. Registration is made in writing on the registration form. It is binding by the applicant, including for the participants listed in the application. The contract is only concluded by our written booking confirmation/invoice. The applicant is entitled to the contractual obligation of all participants as well as to his own obligation.
Terms and conditions of rent and payment
a) Regular bookings (less than 30 nights)
With the booking confirmation, a deposit of 25% of the rental amount will be charged, the remaining amount will be due 90 days before arrival. For short-term bookings, i.e. within 90 days before the start of the rental, the entire rental price is due immediately with the booking.
b) Long term bookings ( 30 and more nights)
With the booking confirmation, a down payment of 25% of the rental amount will be charged. Another 25% of the rental amount is due 365 days before arrival. The remaining amount has to be paid 90 days before arrival.
Damages resulting from late payment of the balance shall be borne by the lessee. In the event of a subsequent reduction in the number of participants, no credit can be issued or repayment can be made.
Rebooking and cancellation
As we have a great demand, short-term “last minute bookings” or rebookings on schedules after the conclusion of the travel contract are hardly possible. A rebooking in the same property after conclusion of the travel contract therefore requires written confirmation by us. If this is possible, a rebooking fee of $75,-/person will be charged. If a rebooking is not possible, the tenants are free to withdraw from the contract or to terminate it. The withdrawal must be made by written declaration. Since we incur considerable costs in the event of withdrawal from existing contracts, we shall charge in such a case:
a) Cancellation fees for Regular bookings (28 nights / 4 weeks and less)
up to 90 days before the start of the rental
25% of the total price
otherwise (later than 90 days before arrival)
100% of the rental price
b) Cancellation fees for long-term bookings ( 29 nights / 4 weeks and more)
up to 365 days before the start of the rental
25% of the total price
up to 180 days before the start of the rental
50% of the total price
up to 90 days before the start of the rental
75% of the total price
otherwise (later than 90 days before arrival)
100% of the rental price
The receipt of the declaration of withdrawal from our authorities is decisive for compliance with the deadline. We therefore recommend that you take out appropriate travel cancellation insurance or similar.
General
Should any condition of this contract be or become ineffective, the legal validity of the remaining terms and conditions shall remain unaffected by this. Insofar as the provisions have not become part of the contract or have become ineffective, the content of the contract shall be governed by the statutory provisions.
